Waterfront vs. Golf Course Living in Gig Harbor: The $2 Million Decision

Table of Contents

A waterfront home or a home overlooking the golf course? If you’re considering luxury real estate in Gig Harbor and nearby Port Orchard, both can be appealing. But the same purchase budget can lead to very different daily lives.

Around the $2 million price point, the decision becomes especially interesting. You may be comparing a spacious custom home in a golf community with a waterfront property where a greater share of the value is tied to the shoreline, views, and access to the water. Available homes and asking prices change, so the comparison needs to start with actual listings and property details.

My advice is to begin with how you want to spend your time. The costly mistake is buying a beautiful home that doesn’t support the life you wanted in the first place.

What Are You Really Buying?

Square footage is easy to compare. The experience of living in a home takes more thought.

A larger kitchen, additional guest rooms, and a generous lot may matter most to you. Or you may happily choose a smaller home if it means stepping outside to the shoreline each morning.

Neither preference is wrong. What matters is knowing which features you would use regularly and which ones simply look appealing during a showing.

Ask yourself: If both homes were the same price, where would I want to spend an ordinary Tuesday?

That answer often tells us more than a list of finishes.

McCormick Woods: Include Port Orchard in Your Search

Buyers focused on Gig Harbor may benefit from comparing homes in McCormick Woods in nearby Port Orchard. For someone prioritizing the house itself, lot size, and a golf setting, expanding the search can reveal options worth considering.

McCormick Woods Golf Club operates a public golf course. Buyers should evaluate each home’s association obligations and any golf arrangements separately rather than assume homeownership includes golf privileges or that every property has gated access.

When comparing a McCormick Woods property with a Gig Harbor home, look beyond the asking price. Consider construction quality, condition, usable outdoor space, and the drive to the places you visit most often. A larger home is only an advantage if the location and layout work for your routine.

Wollochet Bay: When the Shoreline Is the Priority

For buyers who want saltwater frontage, Wollochet Bay belongs in the conversation.

Here, the comparison shifts. A waterfront home’s value may be concentrated in its location and water access, so it may offer less interior space or an older home than a similarly priced property away from the shoreline.

It’s also essential to distinguish a water view from waterfront ownership.

A home overlooking the bay, a property with shared beach access, and a home with direct frontage offer different experiences.

Before falling in love with the view, examine how you would actually reach and use the water. Is access level, or are there stairs?

What does the shoreline look like at different tides? If there’s a dock, is it suitable for your intended use, and what documentation supports it?

The right waterfront home needs to work beyond the listing photographs.

Canterwood: Choose the Club Lifestyle Intentionally

Canterwood is worth exploring if golf, dining, and club activities are central to the way you want to live.

The important question is whether you will use those amenities. If you enjoy playing golf regularly or want a club setting for recreation and gathering, that lifestyle can be a meaningful part of your decision.

However, Canterwood Golf & Country Club is a separate entity from the homeowners association. Verify current membership options, fees, access, and availability directly with the club. Don’t assume buying a home automatically includes membership.

I encourage buyers to choose Canterwood because its lifestyle appeals to them. If your real priority is living on the water, spending time in both settings can help you decide whether a golf community will fulfill that wish.

Raft Island: Explore the Waterfront Possibilities

Raft Island offers another setting to consider for buyers drawn to waterfront living. Its bridge-connected island setting adds a different dimension to the search.

As with Wollochet Bay, property details matter more than the neighborhood name. An interior home and a waterfront home will have different benefits, costs, and responsibilities. Direct frontage doesn’t automatically mean a private dock, usable moorage, or ownership of tidelands.

For any property you consider, confirm the boundaries, access rights, association responsibilities, and condition of shoreline improvements. Match those findings to the way you intend to use the home.

Compare the Full Cost of Ownership

Waterfront maintenance deserves careful attention. So do the recurring expenses of a golf community. Gather property-specific information before deciding which is more manageable for you.

Pierce County regulates shoreline development, including bulkheads and structures. Check the applicable permit requirements and existing records before assuming a waterfront improvement can be repaired, replaced, or expanded.

Use inspections, written estimates, insurance quotes, and association documents to build your comparison. A purchase price alone won’t tell you what either lifestyle will cost.

You May Be Able to Enjoy Both

For me, the solution has been living in Canterwood while keeping a boat in downtown Gig Harbor. I enjoy golf and the clubhouse, and I still spend time on the water.

That arrangement has its own costs and responsibilities, but it illustrates why the search doesn’t have to stop at two options. You might prefer a golf community with marina access nearby, a water-view home, or a property with shared beach access.

The goal is to find the combination that suits your priorities and budget.

Let's Compare Your Options

Before committing to a home, get clear about what you’re choosing—and what you’re willing to give up. More space, direct water access, club activities, and maintenance responsibilities all deserve a place in that conversation.
